Project Announcement

Overview

We are excited to announce a significant new development project that will reshape Winchester Center - Science Park and offer a unique blend of residential, commercial, and communal spaces. This project aims to enhance the quality of life for neighborhood and contribute to the economic vitality of the region.

When Will the Work Take Place and for How Long?

  • Start Date: Construction started in January 2024.

  • Estimated Completion: The project is estimated to be completed in Spring 2026, barring any unforeseen delays.

What Should I Expect?

Noise and Vibration Control

  • Recognizing the inconvenience that construction noise and vibration can cause, we will strictly follow all local ordinances related to noise levels and permitted hours of construction. Construction activities, especially during the initial demolition and excavation stages, are likely to generate noise and some level of vibration.

Traffic and Parking Mitigation

  • Construction vehicles will need access to the site, which may affect local traffic patterns. Temporary lane closures and changes to parking availability are to be expected. Clear and ample signage will be posted well in advance of any lane closures or parking restrictions to keep residents informed and help them plan their routes accordingly. We aim to minimize disruptions by doing most heavy lifting during off-peak hours.

Air Quality Control

  • Maintaining air quality is a priority for us. Due to the nature of construction activities, increased levels of dust may be present around the construction site. Water will be sprayed to help control dust when needed, and air quality will be monitored regularly.

Safety Measures

  • Ensuring the safety of both residents and construction workers is of paramount importance. For everyone's safety, certain pedestrian pathways and roads around the construction site may be temporarily closed or rerouted. Safety barriers and adequate signage will be in place to direct both vehicular and pedestrian traffic safely.

What Should I Expect from the Winchester Green Project

  • Once completed, the 283-unit mixed-use building will offer a variety of living spaces, ranging from studios to three-bedroom apartments. The inclusion of 20% below-market-rate units means that affordable housing will be accessible to tenants earning around 50% of the area's median income. These cutting-edge residences will feature modern amenities and designs, significantly elevating the local housing market and the quality of life for all residents.

  • Approximately 12,000 square feet of new retail space will be available along Winchester Avenue. This prime retail area is designed to attract a vibrant mix of businesses, including boutiques, cafes, and restaurants. The influx of new establishments will boost the local economy, creating jobs and offering residents more shopping and dining options right in their own neighborhood.

  • The creation of Mason Street and Sheffield Avenue Extension will break up what was previously a 'walled-off' development, making it easier for residents to move around the area. These new roadways are designed with pedestrian, cyclist, and vehicle safety in mind, and they will improve connectivity between various parts of the community.

  • The new public plaza, Mason Place, will serve as a communal hub for residents and visitors alike. Designed to host a range of public events, from farmers' markets to art shows, the space aims to foster a greater sense of community involvement and belonging.

  • Alongside the new residential and retail areas, the project will feature landscaped spaces incorporating trees, gardens, and seating areas. These green spaces will serve as communal areas for relaxation and leisure, contributing to a healthier and more enjoyable living environment.

  • The introduction of new residential and commercial spaces will likely lead to enhanced community services. This could include more frequent public transportation schedules, improvements in waste collection, and possibly even the addition of new public facilities like parks or community centers.
